Client:           Office Principles & Kames Capital

Project:          Soft strip out of existing CAT B services and finishes and rendering space back to CAT A status with the intent to lease to new commercial tenants.  The works include asbestos removal, structural works including extension of ground floor office space and construction of a new retain unit, wall penetration into the existing main reception, refurbishment of communal areas within the central course (WC’s and lift lobby), associated fire protection, stripping out of mechanical and electrical installations back to local distribution point.

Project Value:  £600k

Key Risks:      Prior to and during commencement of the works numerous activities/hazards were identified which required mitigating including addressing: –

  • Deliveries within a busy city centre environment.
  • Asbestos removals.
  • Internal pedestrian routes as all works are within an occupied building.
  • Lifting operations – demolition and roof works.
  • Confined space works.
